URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The western parcel is suggested to be zoned as a pure housing area (subject to detailed planning). Huttons’ Lee thinks the western site in Fernvale could house an MRT stop for a new line running from Woodlands to Greater Southern Waterfront and going through Sengkang. If so, the brand-new stop will serve the upcoming residential area in Fernvale. “Nevertheless, it might take years for detailed preparation on the brand-new track to be recognized,” he adds.
Other home growth places in the area consist of those on Anchorvale Road, which might yield between 6,000 and 7,000 new dwellings, adds Lee. Hence, anywhere from 10,500 to 12,000 new homes could possibly be made available in Sengkang in the future, including exec condominiums and personal housing.
The middle location contains pockets of residential locations, a recommended place for a park, and a suggested site for a place of worship. Most of the sites in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.
The three parcels in Sengkang have the potential to be become a total of 4,500 to 5,000 new houses in the future, Lee quotes. He strongly believes the domestic units are going to be a mix of HDB, executive condos (ECs) and private property.
The parcels in Sengkang are in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roads separate the three parcels. “The Fernvale area is an extension of Sengkang town and brings locals closer to Seletar Aerospace Park,” states Lee Sze Teck, senior supervisor of data analytics at Huttons Asia.
The easternmost parcel also comprises of a small area zoned for residential, a different place for a park, and a planned site zoned for health and medical care. The sites in this parcel might be built higher typically than the previous spot, with a bigger gross plot proportion of 4.0 or 4.2.
Five land parcels were rezoned as part of the most recent change to URA’s Master Plan 2019. 3 of the sites reside in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to facilitate household development that will sustain the need for housing in the areas as well as allow even more residents to have much easier accessibility to amenities and public transportation, claims URA.
2 different parcels of land re-zoned for residential development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
The land parcel at Woodlands sits opposite the Singapore Sports School and can yield 1,000 dwellings, according to Lee. Opposite the roadway, a government land sale (GLS) site at Champion’s Way was marketed for $904 psf per plot ratio in September 2023 to City Developments Ltd. The area can be become a 350-unit private residential project.
Meanwhile, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the site can generate 900 to 1,000 residence units and likely be new Built-to-Order flats.
